We work with your architect or help you find one, coordinate structural engineering where required, manage all permitting, and run the build from foundation to finish.

Accessory Dwelling Units

An ADU is a self-contained living space on your property, separate from the main home. It could be a detached guest house, a garage apartment, a pool house with a full bath and kitchenette, or a purpose-built rental unit. In Georgetown and Williamson County, ADU regulations have become increasingly permissive as the city accommodates growth.

ADUs serve a lot of different purposes: multi-generational living, long-term rental income, short-term rental, or simply a private space for guests. We have worked through the permitting requirements and know what it takes to get an ADU from concept to certificate of occupancy in this market.

Garage Conversions

A garage conversion is one of the most cost-effective ways to add conditioned living space to a home. Depending on the configuration, an attached two-car garage can become a guest suite, a home gym, a studio, or a combination of uses.

We handle insulation, HVAC extension, framing, drywall, flooring, electrical, and finish work. Where the exterior requires modification, we match the existing architecture so the conversion reads as part of the original home.

Permits Are Not Optional

Every addition we build is permitted. Full stop. Unpermitted additions create problems at resale, create liability for the homeowner, and often result in work that has to be torn out and redone when it comes to light.

We handle all permit applications, inspections, and final approvals as part of our standard process. You will receive a copy of the final permit and certificate of occupancy when the project closes.

What to Expect

Additions follow our full eight-step process. The design and scoping phase is especially important for additions: structural engineering, permit drawings, and utility planning all need to be in order before construction begins. We build that groundwork carefully so the build itself can move efficiently.

If you are already working with an architect, we want to be in that conversation early. The sooner we understand the design intent, the better we can advise on constructability and cost.
