How We Work With Central Texas Homeowners

Every project is different. The process isn't. Here is exactly what to expect from the first conversation to the day we hand you the keys.

A well-run construction project starts long before anyone picks up a hammer. It starts with a clear scope, an honest budget, and a shared understanding of what success looks like. Our process is built around getting those things right upfront so the build itself can go smoothly.

Here is how we get there.

We Start With a Conversation, Not a Quote

The first step is a free 30-60 minute call, phone or video. We will talk through what you are envisioning: the general scope, your timeline, your goals for the space. This is a two-way conversation. We want to understand the project, and you should want to understand how we work.

We do not give ballpark numbers on this first call. A number without a real scope behind it is not useful to either of us. What we will give you is an honest read on feasibility, the main variables at play, and what the path to a real proposal looks like.

If it makes sense to keep going, we schedule a deeper dive.

Getting Into the Details Together

This is where the real planning begins. Depending on where your project stands, this step might look a few different ways.

If you have an architect or designer already, we want to meet them. We will work directly with your design team to understand the drawings, flag any constructability questions early, and start building a realistic cost picture alongside the design process.

If you are earlier in the process and have not yet found a design partner, we can help with that too. We have relationships with local architects and designers and can point you in the right direction based on the scope and style of your project.

Once we have enough to work with, we put together a ballpark range for the project. Not a final number, but a real, informed range that helps you make decisions about design direction, finishes, and whether to move forward.

For projects estimated above $20,000, any work beyond this point, including detailed scoping, trade coordination, and proposal development, requires a planning deposit. That deposit is applied toward the project if we move forward together.

From Ballpark to Line Items

With direction confirmed, we begin building the actual proposal. This is where we move from ranges to real numbers, organized by trade and phase.

At this stage, some fixture and finish selections may still be in progress. We will document what has been decided and hold clear placeholders for what has not, with defined allowances based on your stated preferences and budget. As selections are finalized, those placeholders get replaced with real line items.

The draft proposal is a working document. We will review it together, answer questions, and refine it before anything is finalized.

Aligned on Scope, Ready to Build

Once all selections are made and the scope is fully defined, the draft becomes the final proposal. Every line item confirmed. Every allowance resolved. Every timeline milestone documented.

From there, we execute a written construction contract. The contract covers scope, price, payment schedule tied to project phases, change order procedures, and project closeout requirements. Take your time reviewing it. We would rather answer questions before signing than deal with confusion mid-project.

Everything in Place Before We Break Ground

We do not start work until the project is truly ready to move. Preconstruction covers everything that needs to happen between signing and breaking ground.

Permits are pulled where required. Subcontractors are confirmed and scheduled. Long-lead materials are ordered. A preconstruction meeting brings together the key trades so everyone understands the schedule and sequence before work begins.

We also build a full project timeline during this phase: a visual schedule that maps every phase, trade, and dependency from demo day through final walkthrough. You will be able to see how the pieces fit together, where the critical path runs, and what has to happen before what. This timeline lives in your project portal and updates as the project progresses, so you always have a current picture of where things stand, not just a static plan that goes stale on day one.

The Part You Hired Us For

Once we are in the build, here is what you can count on.

Weekly updates. Every week you will receive a written summary covering what was completed, what is coming up, and anything that needs your attention or a decision. You will always know where things stand.

Proactive communication. If anything changes, a material lead time, a field condition that requires a decision, a trade scheduling shift, you hear about it the same day. We do not wait for the weekly update if something needs your attention sooner.

Change orders in writing. Every scope change, regardless of size, goes through a written change order with the cost and timeline impact clearly stated. You approve it before any work proceeds.

A clean job site. We clean up at the end of every work day. Your home is under construction, not a storage unit.

Done Right, Not Just Done

As the project wraps, we do a formal punch list walkthrough together. Every item on the scope gets reviewed. Anything that needs attention before closeout gets documented and resolved before we call the job complete.

Where permits were required, we see the project through to final inspection and certificate of occupancy. Lien waivers are collected from all subcontractors and suppliers before the final payment is released. You will receive a full documentation package: warranty information, permit records, and a written summary of all work completed.

The Project Is Done. The Relationship Is Not.

After the final walkthrough, we stay available. If anything comes up in the weeks following completion, call us. We stand behind our work.
